How Does An Estimating Company Support Accurate Material And Labor Forecasting?

Ask a contractor what actually causes a budget to go wrong. It is usually not the thing people worry about on the first day. Most often, it is a material price that went up after the bid was already sent. Or it is a labor rate that was correct in January but wrong by June. Construction cost estimating is supposed to catch both of these problems before they turn into an unexpected change order. A good construction cost estimating process builds this habit in from the beginning. It does not add this habit later.

A company earns its value at this exact point. The value is not in turning a number around quickly. The value is in creating a number that is still correct a few months later, after steel prices move, after labor becomes harder to find, after the schedule slips by two weeks, and not due to the crew on site.

Why Do Material Costs Keep Causing Problems?

Material prices do not stay the same. Most estimates assume they will stay the same anyway. Construction input prices were up 9.6% compared to one year earlier, as of May 2026. This data comes from the BLS Producer Price Index, analyzed by Associated Builders and Contractors. Nonresidential input prices specifically went up 9.7% during the same period.

This is not one single material having a difficult year. Many different materials are increasing in price at the same time. Material cost forecasting exists because a number that was correct at bid time can already be out of date by the time someone actually orders the material. Sometimes it is out of date enough to remove a contractor's entire profit on one single item.

Is Labor Changing Just As Quickly?

Yes, but in a different way. The problem is not price. The problem is finding enough workers. BLS JOLTS data showed that construction job openings went up 36% compared to one year earlier, by June 2026. This number passed 300,000 openings nationwide, according to ABC's review of the same report.

More open jobs do not sound like a serious problem by itself. But when you add this to steady demand for new projects, it becomes harder to secure workers. A labor wage forecasting process that still uses last year's crew rates is already out of date, even if nobody has noticed yet.

What Does A Good Firm Actually Do With This Information?

A good firm does not simply record this information and ignore it. A solid estimating company builds material and labor changes directly into how the estimate gets built from the start. It does not add this information as an extra note later.

In practice, this usually means a few specific things:

  • Material pricing stays separate from labor pricing. The two are not combined into one single rate.

  • Materials tend to fluctuate in price, such as steel, copper, and lumber, and are evaluated at the time of ordering, not when the contract was awarded.

  • Labor gets priced using the actual local market, not a national average. A national average can hide local shortages.

  • Any CSI division known for price changes gets identified before the estimate is sent out, not after.

Division 05, which covers metals, and Division 26, which covers electrical work, currently carry most of the price risk. This is because steel and copper are both used heavily in these two areas.

What Happens When An Estimate Skips This Step?

Here is a real example. A general contractor priced a mixed-use project using a labor rate from a project completed the year before, in the same city. This seemed reasonable at first. Same market, same mix of trades. However, local demand for finish carpenters had increased a lot in the months between the two projects. The actual prices quoted by subcontractors came in almost 12% higher than what was mentioned in the estimate.

No one noticed this difference until the arrival of subcontractor bids. By that time, the sum was already presented to the owner, so changing it later involved quite an unpleasant scene. Such cases, obviously, should be excluded by accurate labor cost forecasting. Its purpose is to exclude such situations, respond to them promptly, and not look for reasons why there was not enough money later.

How Does This All Connect To One Final Number?

This step is done after the first number is already there. It makes sure that number takes into account where material and labor prices are actually going, not just where they were at the time of first estimating. Skipping this step will not make the estimate wrong right away. It becomes wrong slowly, a little more each week, while the project waits to begin construction.

SMA Estimating LLC treats this as a regular part of the process, not something done only occasionally. Material price indexes and regional labor data both get checked before a number is sent out, and checked again before it becomes part of a signed contract.

So What Should A Client Expect From Construction Cost Estimating?

A client should expect a number that stays accurate well after the bid is signed. Not a guess that just looks organized. It should not be a number that only stays accurate if nothing changes before construction begins, because something almost always changes.

And when it is done correctly, construction cost analysis treats the prediction of material and labor needs as a core aspect of the service, not something added on to another service. SMA Estimating LLC builds every estimate this way. Each one is estimated using current data, checked against regional conditions, and built to remain accurate three months later, not only on the day it is submitted.

Conclusion

Construction cost estimating only protects a budget when it keeps pace with how fast materials and labor actually change, and currently, both are changing rapidly. Input prices are up about 10% compared to the previous year. Construction job openings are up 36%. A company that ignores either of these facts gives a client a number that seems correct on paper but becomes wrong once materials actually need to be ordered. SMA Estimating LLC builds every estimate with this reality under consideration. So the number submitted is still accurate once the work actually starts.
